About property
Set in the heart of the Chianti area, Stone Villa is a luxurious country house with a heated saltwater swimming pool in a peaceful location close to the towns of Gaiole and Castelnuovo Berardenga. This home is part of a wine-producing estate and it is possible to arrange a tour of their wine cellar upon request.
Views of the Chianti countryside from Stone Villa’s vantage point are quite breathtaking.
The main building belongs to the 17th century and it has been restored at a very high standard integrating modern design with the traditional Tuscan architecture. guests at Stone Villa can dine al fresco on an enclosed veranda overlooking the pool, which is equipped for outdoor dining. Furthermore, the proprietors have installed air-conditioning in both the well-equipped kitchen and the dining area because they know that most tourists enjoy cooking in Chianti.
The main home can accommodate a total of 12 guests. The second-floor bedrooms in the main home are air-conditioned On the second level there is an extremely big master bedroom with an ensuite bathroom and two double bedrooms with ensuite bathrooms. While the first-floor and ground-floor bedrooms feature private bathrooms, they lack air conditioning. For families with young children or a group of adolescents, the ground-floor bedroom is ideal: it can be accessed via a separate entrance, is a lofted twin bedroom accommodating two to four visitors, and has a bathroom.
There is a huge vegetable garden on the well-kept grounds, and former guests have particularly loved the locally grown vegetables. It’s also possible to schedule cooking services and cooking workshops with the help of the home manager. There are a number of well-known wineries within a short driving distance in this area. Stone Villa is just 35 kilometers from Siena, making it an ideal location for people who want to explore the Tuscan countryside. Please be aware that the road going to Stone Villa is unpaved, and that the pool heating is included in the fee from the end of May to the end of September; if you travel outside of this timeframe, you will be charged extra.

Pricing information
Standard booking conditions include a minimum of 3-4 nights for villas and 2-3 nights for apartments. Different booking conditions may apply for specific properties or seasons. Always check booking availability and rates for your stay. If you have specific requests don't hesitate to make an enquiry. The bedrooms made available, where the number of guests is below the maximum occupancy, and in case of a reduced rate due to the lower occupancy, will be adequate for the number of guests to stay there. The accommodation is for exclusive use.
Weekly price includes:

Extra (to be paid locally in cash):

- Check in after 8 pm extra cost of € 50 - after 10 pm extra cost € 100. Any late arrival has to be agreed in advance
Safety deposit: € 1000
For this facility: A security deposit must be paid in cash to the key holder upon arrival (any currency). This is to cover the cost of any damage or breakages to the property during your stay.
This sum will be reimbursed to you on the morning of departure, less any applicable claims. If you don't pay the deposit, the key holder may refuse to let you into the house.
All villas provide for the retention of the security deposit, before check-in, by pre-authorisation on the credit card or by bank transfer.
The deposit will be refunded upon departure, less any damage or consumption (in excess of that agreed in the booking). Greater compensation for further damage is always legally valid.
Terms & conditions
The below specific Booking conditions are related to Stone Villa. These specific conditions overrule the general conditions. For the other matters are still valid the General Booking Conditions
Point 1. Booking: The full amount for bookings made is due eight weeks before the beginning of the lease
Point 3 Arrival / Departure: Clients are required to check in between 4 and 7 p.m. and depart no later than 10 a.m. on the day of departure. You must give ScenTravel notice in advance and in writing if you desire to schedule an arrival or departure at a time other than those that are specified. Customers should get in touch with the ScenTravel office or the property contact in the event of flight delays or other inconveniences while travelling. The key holder must be paid in full upon arrival. Late arrivals are challenging to manage, and when they can, there will be an additional charge. NB: please be aware that it is typically not possible to schedule arrivals after 10 p.m. The decision to permit clients to enter the house at hours other than those specified is up to the key holder's discretion. ScenTravel disclaims all liability in this situation.
Point 5. Cancellation by the Customer: The cancellation will lead to the following penalties that will be expressed as a percentage of the amount on the booking: Date of the Cancellation’s Notification (Days before start of booking period) Penalty (% of the total amount of booking)
- At least eight weeks before arrival: 30%
- Eight to six weeks before arrival: 50%
- Six weeks or less before scheduled arrival: 100%
We require written notice of cancellations.
Point 7.1 COVID-19 Policy: In the current COVID-19 environment, we recognize that flexibility is necessary for travel planning. As a result, if the nation where the "party leader" (the person in whose name the reservation is made, to whom all contact is directed, and as such is liable for the rental) or the Italian Government imposes travel restrictions (border closures and/or travel bans), it will be possible to cancel the reservation free of charge from 30 days prior to arrival until the arrival date. In this situation, Scentravel will either refund the money or issue a voucher for the same amount that can be used on a future reservation. Please note that the requirement of a Covid certificate (Covid test, Covid vaccination, etc.) for entering Italy or returning to your country is not included in the travel restrictions. If the local authorities require a Covid certificate to stay in a touristic accommodation like our villas, there will be no reimbursement.
This applies to all booked bookings until 20 December 2022
Point 11 Contract Termination / Damages: Children under the age of 2 who are infants are not counted in the occupancy statistics.When reserving the property, it must be specified if the group includes more than one infant. Each child over the age of 2 will be included in the villa occupancy calculation, whether or not they are using a baby cot.
